Why we care about this

Before Mamre House, I lived through a bad roommate situation. It got bad enough that I ended up paying for a second place just to get out, and it cost a lot more than the rent ever did.

That experience shaped every rule in our houses. A good room is easy to find. A house where the kitchen is clean, people are quiet at night, and nobody's guests are camped on the couch is not. That's what we're trying to build.

What a bad roommate situation actually costs

  • Money. Breaking a lease early, paying double rent, losing a deposit over someone else's damage.
  • Sleep. Late nights you didn't plan, noise before a 6 AM shift.
  • Your time. Chasing people for their share of the bills, cleaning up after them, or apartment-hunting again.

None of that shows up in the listing photos. It's why the rules and the people matter as much as the room.

Our house standards

Every renter signs a written agreement, and these standards are part of it:

  • The kitchen gets cleaned the same day. No dishes or food left out overnight.
  • Shared bathrooms and living areas get cleaned after every use.
  • Trash goes out when it's full, and nothing is left sitting in shared spaces.
  • Quiet hours run from 9 PM to 7 AM.
  • Guests are welcome with reasonable notice. Overnight guests and late gatherings need approval first.
  • No smoking indoors and no indoor pets.
  • No unauthorized key copies. Security cameras cover all four outside corners of the house.

These aren't decoration. Breaking the hard rules can end a lease, which protects everyone else in the house.

A clean house, with weight behind it

Most shared houses say they're clean. Ours puts it in the lease. Shared spaces get cleaned right after you use them. Dishes left in the sink, trash left out or a dirty grill each get a written warning the first time, then a small fine if it keeps happening.

The fines don't go to us. They pay for professional deep cleans of the shared spaces. Most people never pay one, and that's the point.

Clear terms, so nobody gets stuck

Bad leases trap people. Ours are built to avoid that:

  • Stays start at 30 days, so you can try the house before committing to a year.
  • If you need to leave a longer lease early, there's a clear, written buyout: three months' rent and you're free, with no open-ended obligation.
  • When a fixed lease ends, it rolls to month-to-month instead of forcing a renewal.
  • Rent is due on the 1st, late fees are spelled out in writing, and written consent by text counts. No surprises.

Questions to ask any shared house

Wherever you end up renting, ask these before you sign:

  • Who lives there now, and what are their schedules like?
  • Are the house rules written into the lease, or just "understood"?
  • How are utilities split, and who chases late payments?
  • What happens if you need to leave early?
  • What happens if a housemate breaks the rules?

If the answers are vague, that's your answer.

Questions

Are the house rules in the lease?

Yes. Cleanliness, quiet hours, guest and smoking rules are part of the written agreement every renter signs.

What if I need to leave before my lease ends?

There's a written early-termination buyout of three months' rent, after which you have no further rent obligation. Or start with a 30-day stay.

What happens if a housemate breaks the rules?

Serious violations, like smoking indoors or unauthorized key copies, can end that person's lease.
